How long does underground parking garage repair take?

Can you repair the garage without closing the whole structure?

Law 122 and your parking garage
If you own a building with an underground or multi-storey concrete parking garage in Quebec, Law 122 sets the safety rules you have to meet. It amended the Building Act and added a Building chapter to the Régie du bâtiment du Québec (RBQ) Safety Code, and it generally applies to garages with a concrete slab that does not rest directly on the ground.
What the law asks of owners:
- A detailed inspection by an engineer who is a member of the Ordre des ingénieurs du Québec, repeated every five years.
- The engineer determines whether the garage shows any dangerous condition and, if it does, notifies both you and the RBQ.
- A visual check by the owner each year, documented with dated notes and photographs.
- An inspection register that holds the construction documents, the repair history, the annual observations, and every engineering report.
- Corrective work on any deficiency the inspection finds, following the RBQ process for dangerous conditions.
Where we fit: we do not perform the engineering inspection, that is the engineer’s role.
